These are situations which require a degree of flexibility as to process, structure, or risk profile unavailable from conventional lenders like commercial banks and CDFIs. Real estate, working capital, expansion capital loans are often used to help finance pre­development or acquisition costs associated with real estate developments including, but not limited to, affordable housing. Contact Fund loans can be used to address one­time and/or special situation working capital needs associated with (i) new or fast-growing organizations; (ii) organizations repairing their credit history; or (iii) organizations with unconventional receivables. Loans of this type are often used as an interim step until the organization is ready for more conventional working capital financing. In special situations, we can provide the capital required to for a nonprofit to grow or to investment in a new program or social enterprise. We will not make loans where the expected source of repayment is uncommitted future philanthropy.
